Open House Tips for Real Estate Agents
If you're a real estate agent, you have probably been to a fair number of open houses. You likely know the basics of what to do: keep the staging roomy and bright, keep your marketing organized, and clean up before each house viewing. However, there are some additional tips that can really take your open house to the next level—and help you sell more homes.
Prep the Property
Make sure the property is clean and well-lit.
Make sure the property is ready for showings.
Make sure that you are ready for potential buyers to see the property.

Know the property inside and out.
Know the neighborhood.
Know the competition.
Know the market.
Know what buyers want in this area and at this price point, and make sure you're getting it right!
Be familiar with all of your paperwork that needs to be signed by various parties (seller, buyer, closing attorney) on day one—and make sure everyone involved knows who they need to be talking to in order for things to go smoothly at closing time!
Prep Your Marketing too!
Create an eye-catching flyer. Make sure your flyers are printed on heavy paper and have a professional look.
Promote your open house using social media. Post on Facebook and Instagram, and make sure that you use relevant hashtags to help further your reach. You can also create posts specifically for each platform: Facebook posts are great for images, while tweets are best when they're short.

Get Noticed (like really noticed!)
Have a table or display set up outside of your home during open houses. People love free stuff! So things like food and drink menus are great ways to attract attention from passersby who might not know what an open house even is—and then once they're inside, having some sort of giveaway will help boost sales later on if any potential buyers.

The best way to get your Open House noticed is through social media. If you have Facebook, Twitter and/or Instagram accounts, make sure you post about the event as soon as possible! Most people check their social media multiple times a day so it's a great way to reach out to potential buyers.

Have a way to capture leads! The purpose of hosting an open house as an agent is to get the opportunity to capture buyer (and maybe even seller) leads! To do this, you'll need a way to capture them!
